TRI-HILL MANAGEMENT, LLC IS GROWING
WE ARE SEEKING A NYC ASSOCIATE PROPERTY MANAGER with Strong English and Spanish Languages (written and verbal) TO MANAGE ONGOING RESPONSIBILITIES OF BUILDINGS LOCATED IN MANHATTAN AND THE BRONX.
***Strong English and Spanish languages (written and verbal) a must for this position****
Must have NYC Property Management experience with understanding of the many local building laws

Responsibilities:
● Manage day to day operations of properties.
● Review arrears report and work with PA on tenant follow up efforts.
● Oversee repair and maintenance requests, including coordination with field staff and outside vendors. Oversight of work to guarantee all requests are addressed in a timely and professional manner.
● Coordinate with facilities team and third party vendors to perform maintenance in properties.
● Assist tenants with rent relief program applications as well as subsidy renewals i.e. SCRIE, DRIE and Section 8.
● Review and approve all annual building registrations.
● Work with the Leasing Coordinator on all renewals.
● Respond to tenant calls, messages and emails in a timely fashion.
● Draft, prepare all correspondences in regards to building changes, updates, utility shutdowns and property information.
● Periodic auditing of tenant files.
● Weekly site inspections to ensure compliance with city regulations, local laws and standard operating procedures.
● Review all contracts and insurance certificates for accuracy.
● Coordinate Tenant move-outs, inspect unit and complete security deposit disposition form. Hand off to the Turnover crew.
Attend weekly meetings with owners/owners reps.
● Weekly updates on Group Master Tracker.
● Process HPD violation corrections and certifications.
● Attend meetings with L&T attorneys and assist PM’s in legal matters
● Update company shared sheets for the group. OUT?
● Review and approve vendor invoices according to company procedure.
● Participate and contribute to all training and development.
● Stay up to date on new regulations and housing policies.
● Assist with special projects as needed.
Qualifications, Characteristics & Other:
● Minimum 2+ years of property management experience
Fluent in Spanish and English Languages written and verbal
● Experience with AppFolio or similar management software
● Excellent organizational and time management skills
● Ability to build rapport with tenants
● Ability to multitask and prioritize
● Excellent written and verbal communication skills
● Punctual/Reliable/Professional
● Positive attitude
● Strong attention to detail
● Proactive vs reactive
● Strong overall character

Annual Salary Range: $70,000 - $80,000 - depending on experience.
Paid vacation, sick and federal holidays.
Work in the office Mondays - Thursdays and Work From Home on Fridays.
Hours 9am - 5pm.
